Works at New Malden submitted for Planning consent

Works at New Malden have been submitted for full planning permission at the Royal Borough of Kingston upon Thames. T2S has developed the design through consultation with the local authorities via several pre-application meetings to help resolve some of their concerns.

The client's brief was to develop the upper floors whilst retaining the existing commercial space on ground floor. Planning permission is sought for 9 residential apartments within a modern building over 5 stories. Due to the site constraints, most of the daylight into the building is allowed along with South and Western facades.

A courtyard is created on the Northern boundary to ensure all apartments are dual aspect. The site is naturally elongated, so the courtyard creates a split in the diagram so daylight enters the middle portion of the building.

The client wants to occupy the commercial space before the rest of the development is completed, so the team has had to factor this into the design. The existing first floor, roofs, structure and slab will be removed with the existing external walls on ground floor retained, creating the commercial premises. This allows for a cleaner phasing of the construction works.

We hope consent will be granted in the middle of 2023!
