The competition called for a multi-use enterprise hub building that would serve the local community, create new retail, business and enterprise space, and provide a focus for public interaction with food & drink outlets. It needed to work with the weekly open-air market at the square at the site's Eastern end and wrap around an existing commercial building's contours to the North.

We are in the process of developing designs for a planning proposal on behalf of our client for an extensive renovation of Ascot House, a residential building comprising 24 single-bedroom flats in Wokingham, Berkshire.
We've just submitted our planning application to the London Borough of Camden for an exciting project, the extensive renovation and remodelling of a Victorian public house in the Kings Cross area of North London.
The brief was to develop this existing building on Kingsland Road, Dalston, into a mixed use commercial and residential project. The site, located on an old Roman road, has historic significance and was developed in the late 19th Century. The area was significantly bomb damaged during the Second World War, which explains why this building differs architecturally from the terrace resides. T2S felt it was logical to reinstate the Georgian terrace style to the front, whilst proposing a modern extension at the rear to retain a sense of historic honesty to the design.
T2S is working with its long term client, Morgans Management Limited, on delivering this fantastic development in Friern Park, North London. Planning was sought with the local authority for 21 apartments within a detached 4 storey building.
The project brief was to extend a existing linear residential block on the edge of Crouch End, North London. As the design developed, the client extended the works to demolish and rebuild the linear block to improve the quality of the apartments whilst maintaining the contemporary architectural style.
The client had owned this existing commercial building on Leaside Road in Hackney for a number of years, and wanted to explore options to develop the site into something of merit. A series of developments had been recently completed to transform this area into a prominantly residential area, enjoying the local landscaping and Leaside Canal. The resultant development, which has been submitted for Planning consent, accommodates 35 residential apartments, including 6 affordable apartments, with 10,000ft2 of commercial space.
Cylde Street Hotel is a 19 storey tower on the River Clyde in the heart of Glasgow City Centre. Once completed, the building will accommodate 290 Hotel Rooms for Virgin Hotels, Virgin's first Hotel in the UK. A High quality restaurant / bar will be created on the Ground Floor, with a Whiskey bar housed to the rear facing Fox Street.
Gloucester Avenue is a complex collection of buildings configured in a courtyard arrangement in North London. The site sits in the heart of the Primrose Hill conservation area and straddles the North Western Trainline into Euston Station. Once planning consent was sought, the works were constructed on-site to deliver 39 residential apartments, 1 detached house, and just over 8000 sqft of Commercial B1(a) floor space.
