We visited the Avenue Heights development in Crouch End, North London, for the 8th Design team meeting.
Works at New Malden have been submitted for Full planning permission at the Royal Borough of Kingston upon Thames. T2S have developed the design through consultation with the local authority via several pre-application meetings to help resolve some of their concerns.
T2S are pleased to confirm that the development at Kingsland High Street, Dalston, has been submitted for Full Planning permission. This is one of many schemes T2S are working with their client Glasshouse.
Victoria Road scheme resubmitted for Planning. Following planning refusal for the works earlier this year, T2S have been reengaged to prepare an amended scheme which the team hopes deals with all the planners concerns and delivers a positive outcome.
The brief was to develop this existing building on Kingsland Road, Dalston; into a mixed use commercial and residential project. The site has historic significance in that it is located on an old Roman Road which was developed in the late 19th Century. This area was bombed significantly during the Second War World, which explains why this building differs Architecturally from the terrace resides. T2S felt it was logical to reinstate the Georgian terrace style to the front, whilst proposing a modern extension at the rear to retain a sense of historic honesty to the design.
T2S are working with their long term client Morgans Management Limited on delivering this fantastic development in Friern Park, North London. Planning was sought with the Local Authority for 21 apartments within a detached 4 storey building.
The project brief was to extend a existing linear residential block on the edge of Crouch End, North London. As the design developed the client extended the works to demolish and rebuild the linear block to improve the quality of the apartments whilst maintaining the contemporary Architectural style.
Cylde Street Hotel is a 19 storey tower on the River Clyde in the heart of Glasgow City Centre. Once completed, the building will accommodate 290 Hotel Rooms for Virgin Hotels, Virgin's first Hotel in the UK. A High quality restaurant / bar will be created on the Ground Floor, with a Whiskey bar housed to the rear facing Fox Street.
Gloucester Avenue is a complex collection of buildings configured in a courtyard arrangement in North London. The site sits in the heart of the Primrose Hill conservation area and straddles the North Western Trainline into Euston Station. Once planning consent was sought, the works were constructed on-site to deliver 39 residential apartments, 1 detached house, and just over 8000 sqft of Commercial B1(a) floor space.
The works involved the refurbishment and extension of an existing building in Fulham; adjacent to the Hurlingham club and within close proximity to the Thames. 14 apartments were created, with additional commercial space to the rear, whilst the existing Commercial tenant, and top floor residential tenants, continued to operate and reside in the building. The resultant facade works are a striking Architectural solution to a highly constrained but sought after property.
