Klara Homes
Victoria Road is a development located in Barnet, North London, with T2S's long-standing client, Klara Homes. Following detailed discussions with the local authority, the proposals developed to accommodate 11 residential apartments and 800ft2 of commercial floor area.
An integral feature of the design is the recessed balconies, which help to provide privacy between the proposed accommodation and the surrounding built environment. This is further enhanced by brick panels which provide screening and create further visual interest to the facade design.
Solidity is created using a simple mass of buff brickwork, to match the local vernacular, on the 1st and 2nd floor. This appears to sit on a series of objects on ground floor to create simple diagram. This is contrasted using a grey brick on the ground floor base and upper floor, to act as a neutral background.
Sulivan RoadThe works involved the refurbishment and extension of an existing building in Fulham; adjacent to the Hurlingham club and within close proximity to the Thames. 14 apartments were created, with additional commercial space to the rear, whilst the existing Commercial tenant, and top floor residential tenants, continued to operate and reside in the building. The resultant facade works are a striking Architectural solution to a highly constrained but sought after property.

Gloucester AvenueGloucester Avenue is a complex collection of buildings configured in a courtyard arrangement in North London. The site sits in the heart of the Primrose Hill conservation area and straddles the North Western Trainline into Euston Station. Once planning consent was sought, the works were constructed on-site to deliver 39 residential apartments, 1 detached house, and just over 8000 sqft of Commercial B1(a) floor space.

Leaside RoadThe client had owned this existing commercial building on Leaside Road in Hackney for a number of years, and wanted to explore options to develop the site into something of merit. A series of developments had been recently completed to transform this area into a prominantly residential area, enjoying the local landscaping and Leaside Canal. The resultant development, which has been submitted for Planning consent, accommodates 35 residential apartments, including 6 affordable apartments, with 10,000ft2 of commercial space.

Avenue HeightsThe project brief was to extend a existing linear residential block on the edge of Crouch End, North London. As the design developed, the client extended the works to demolish and rebuild the linear block to improve the quality of the apartments whilst maintaining the contemporary architectural style.
