177 Hoxton Street is an elegant project to extend an attractive, mid-nineteenth century, 5-storey building in Shoreditch's Hoxton conservation area. Our client instructed us to create plans for the refurbishment of the property, extending it to create three new residential units.

We have proposed the reconfiguration and extension of the building on the ground and upper floors to create a building that sits comfortably within the local context without concealing its modern identity, and secures the building's future as a central feature of Hoxton Street's commercial and residential offering. The site shares an urban block with four locally listed buildings, and the conservation area was first designated in 1983 to include the shopping centre frontage and other remaining 19th-century buildings.

Historically, Hoxton Street is home to Hoxton Market, a weekly street market first established in 1867, and the area has a thriving community. Hoxton Street has a TfL PTAL rating of 5 and generous cycling and walking links, making it a great place for car-free living. Our design carefully considers the architectural language of the building, which has been refurbished and extended once before. The site is bounded by rights of way on three sides, and an existing single-storey extension to the rear provides the footprint for the new structure. The new extension rises two storeys, which we have angled and recessed to create space for ample terraces and balconies as communal and private amenities.

Following a careful light and daylight analysis of the site, we have shaped the massing to maximise the daylight available to each unit and the communal areas. We have chosen red corrugated metal cladding for the upper floors so the extension is clearly articulated whilst respecting the historic quality of the existing building. When completed, 177 Hoxton Street will continue to provide high-quality commercial space on the ground floor, retaining the layout for the residential units above, and will add three desirable and stylish new apartments to this vibrant and sought-after district in East London.
