This project echoes a lot of T2S’ key principles both in terms of Architectural and Urban design. The intent is to refurbish and extend this historic Art-Deco building into a ground floor Pub/ Bar with residential accommodation above.

Over time, since the existing buildings construction in the mid 20th century, several alterations have been made which dilute its historic grandeur. Our first intention is to reinstate the details and window pattern of the existing building to reinvigorate and breathe new life into the structure.

At the rear, the external staircase and redundant MEP equipment is removed. The odd recesses are infill completing the form of the existing building. Beyond this, a single storey vertical extension is proposed in the Art Deco style to increase the buildings density and public contribution to the local area.

Internally, we have relocated the staircase to a more favourable location which lends itself to the residential conversion. All apartments are provided with amenity space as per local standards. At the front elevation, winter gardens are used to create amenity whilst providing adequate thermal and acoustic insulation from the High Street.
